Three months housing market charts for detached, Semi-detached, Freehold Townhouses and Condo in Vaughan

Dear Vaughan citizens and everybody who is thinking to move to this great city above Toronto!
I prepared this report for you to have an idea about housing market trends and help you to make an informed decision about whether it is the right time to buy or sell your home. All numbers based on sold prices published by Toronto Regional Realestate Board MLS for the last 3 months of 2020.
The month of December set new price records in all low-rise segments of Real Estate market in the city of Vaughan. Fewer new listings, unprecedently low mortgage rates, and the need for more space for families working and studying from home created growing demand in these sectors. Many experts expect prices to go up in the spring by an average of 10 %, just like we had it last year. The only segment with a minor price drop in December 2020 is 1- and 2-bedroom condo apartments.
Year over Year numbers show steady price growth despite all the turmoil we had last year.

Detached houses

In the month of December sold prices on 4 bedrooms detached homes went up by +8.71% compared to November 2020. The number of sold units in December is almost the same as in November.

The average sold price of 3 bedrooms detached houses was up by +2.3% compared to November.
The number of sold units is decreased by -23% compared to November 2020.
Year over Year Price Increase +16.5%
Semi-detached houses
Prices of 4-bedroom semi-detached houses increased by +1.9% compared to November.
The Number of sales is quite consistent over the last 3 months.
Year over Year Price Increase +8%
3-bedroom semi-detached homes re-gained their value to September level. The average price went up by +2.7% compared to November 2020.
The number of units sold continued to decrease and is down by -36% compared to October 2020.
Year over Year Price Increase +10%
Townhouses
After a slight price drop in September and November, 4-bedroom townhouses set a record high price in December. +13.8% price increase in December compared to November prices.
The number of sales is slightly more.
Year over Year Price Increase +16.3%
The average price of 3-bedroom townhouses was quite stable over the previous 3 months but set a price record in December. +2.86% up compared to November.
The number of units sold in December continues to drop and is -25% less than in November 2020.
Year over Year Price Increase +4.4%
Condo Apartments
After the slight increase in November, the average price of 1-bedroom condo apartments is back to October level. -2.6% price drop compared to November.
The number of units sold in December is up by 38% compared to November 2020.
Year over Year Price Increase +7%
2-bedroom apartments average price dropped by -3% compared to November after the steady growth over the 3 previous months.
The number of units sold is unchanged in December to November 2020.
Year over Year Price Increase +1.66%
