Three months housing market charts for detached, Semi-detached, Freehold Townhouses and Condo in Vaughan
March 2021
Dear Vaughan citizens and everybody who is thinking to move to this great city above Toronto!
I prepared this report for you to have an idea about housing market trends and help you to make an informed decision about whether it is the right time to buy or sell your home. All numbers based on sold prices published by Toronto Regional Realestate Board MLS for the last 3 months of 2021.
The month of March set a record in new listings. Available inventory almost doubled not only compared to the year 2020 but to the month of February as well in all categories of homes in Vaughan.
The average price of both 3 and 4 bedrooms detached homes, as the most expensive segment, after slowing down in price growth in February, decreased by over 2%.
The average price of more affordable categories including condo apartments continued steady growth in the single digits.
If you are thinking of selling your home, do not wait. Take advantage of this overheated market!
Year over Year price growth numbers are close to 20% up compared to March 2020 in most low-rise types of homes.

Detached houses New listings: 2021-627units, 2020-368 units +70%
In the month of February average sold prices of 4 bedrooms detached homes went down by -2.2% compared to February 2021 and over 55% more units sold.
The average sold price of 3 bedrooms detached houses was down by -2.4% compared to February 2021.
The number of sold units is doubled compared to February 2021.
Year over Year Price Increase +18.2%. 94 houses sold in March 2021 compared to 51 houses
in March 2020.
Semi-detached houses New listings: 2021- 108 units, 2020- 44 units +145%
Prices of 4-bedroom semi-detached houses are +7.4% up compared to February but have not hit the January record. The number of units sold is doubled in March compared to February 2021.
Year over Year Price Increase +19.5%. 17 units sold in March 2021 compared to 12 units in 2020
3-bedroom semi-detached homes prices continued growth. +2.3% up.
The number of units sold +32% more compared to February 2021.
Year over Year Price Increase +14.1%. Number of units sold is tripled compared to the March of 2020, 15 units in 2020 and 43 units in March 2021.
Townhouses New listings :2021-191 units, 2020 – 97 units +96%
4-bedroom townhouses average price went up by +14.8% in March after February’s plunge.
The number of sales almost doubled compared to February 2021.
Year over Year Price Increase +20%. 12 units sold in 2020, 17 units sold in March 2021.
The average price of 3-bedroom townhouses was down by -4.3% in February and returned to January level.
The number of units sold just slightly up in March compared to February.
Year over Year Price Increase +14%. The number of units sold in March 2020 -51, in March 2021 – 80.
Condo Apartments New listings 2021- 183 units, 2020 – 114 units +60%
1-bedroom condo apartments price continued steady growth in March and was up by +1%.
The number of units sold in March is up by +10% compared to February 2021.
Year over Year Price Increase +3.5%. The number of units sold in March 2020 – 30, in March 2021 – 71.
2-bedroom apartment's average price continued steady growth. +5.7% up compared to February 2021.
Year over Year Price Increase +7.8%. The number of units sold in March 2020-43, in March 2021 – 70.
