Three months housing market charts for detached, Semi-detached, Freehold Townhouses and Condo in Vaughan

Dear Vaughan citizens and everybody who is thinking to move to this great city above Toronto!
I prepared this report for you to have an idea about housing market trends and help you to make an informed decision about whether it is the right time to buy or sell your home. All numbers based on sold prices published by Toronto Regional Realestate Board MLS for the last 3 months of 2021.
“While sales remained very strong last month, many REALTORS® noted a marked slowing in both the number of transactions and the number of new listings. It makes sense that we had a pullback in market activity compared to March. We’ve experienced a torrid pace of home sales since the summer of 2020 while seeing little in the way of population growth. We may be starting to exhaust the pool of potential buyers within the existing GTA population. Over the long term, sustained growth in sales requires sustained growth in population,” said TRREB President Lisa Patel.
3rd wave of Covid-19 and stay home orders made many buyers and sellers postpone their moving plans in April 2021. New listings were almost 20% less as well as a number of sales compared to the record-setting month of March 2021. Average sold prices demonstrated either single-digit increases or remained unchanged in most of the housing categories, with exception of 3 bedroom detached houses where we can see a slight price decrease in the last 3 months.
Year over Year price growth numbers are 20% and up compared to April 2020 in most low-rise types of homes.
The average price of more affordable condo apartments continued steady growth in the single digits.

Detached houses New listings: 2021-535 units (-20% to March 2021), 2020-132 units
In the month of April average sold prices of 4 bedrooms detached homes went up by +5.8% compared to March 2021 and around 20% fewer units sold.
Year over Year Price Increase is +31.4%.
The average sold price of 3 bedrooms detached houses was down by -2.8% compared to March 2021.
The number of sold units is -34% less compared to March 2021.
Year over Year Price Increase +22.7%.
Semi-detached houses New listings: 2021- 88 units (-20% to March 2021), 2020- 21 units
Prices of 4-bedroom semi-detached houses are +1.4% up compared to March but have not hit the January record. The number of units sold is slightly less in April compared to March 2021.
Year over Year Price Increase +26.1%.
3-bedroom semi-detached homes prices continued growth. +0.4% up. The number of units sold -14% less compared to March 2021.
Year over Year Price Increase +28.6%.
Townhouses New listings :2021-164(-15% to March 2021) units, 2020 – 49 units
4-bedroom townhouse average price went down by -1.3% in April compared to March 2021.
The number of sales remains the same as in March.
Year over Year Price Increase +20%.
The average price of 3-bedroom townhouses remains unchanged.
The number of units sold dropped by -20% in April 2021 compared to March.
Year over Year Price Increase +21%.
Condo Apartments New listings 2021- 167(-8.7% to March 2021) units, 2020 – 65 units
1-bedroom condo apartments price continued steady growth in April and was up by +4%.
The number of units sold in March is down by -30% compared to March 2021.
Year over Year Price Increase +18.5%.
2-bedroom apartments average price remains unchanged in April 2021.
The number of units sold is down by -27% in April compared to March 2021.
Year over Year Price Increase +11.5%.
