Three months housing market charts for Detached, Semi-detached, Freehold Townhouses and Condo in Vaughan

Dear Vaughan citizens and everybody who is thinking to move to this great city above Toronto!
As the weather around is cooling down the housing market continues to get hotter and hotter with less inventory and steadily growing sales prices. The average selling price reached a new all-time high in all segments of the housing market in Vaughan. New listings entering the market have continued to go down for the 3rd month in a row. The number of sales of 4 bedroom detached houses dropped by 48% compared to October 2021, 3 bedroom detached houses and townhouses – by around 20%. As a result, low raise segment selling price added around 4% to its value in November compared to October and over 25% compared to last year.
“A key difference this year compared to last year is how the condo segment continues to tighten and experience an acceleration in price growth, particularly in suburban areas. This speaks to the broadening of economic recovery, with first-time buyers moving back into the market in a big way this year. The condo and townhouse segments, with lower price points on average, will remain popular as population growth picks up over the next two years,” said TRREB Chief Market Analyst Jason Mercer.
Compared to Last year, the number of sales in the condo segment picked up by over 30% with substantially fewer new listings and a price increase of around 15%.

Detached houses
In the month of November average sold prices of 4 bedrooms detached homes continued steady growth and added +4.25% to the October 2021 numbers and reached all-time high of $1,880,000 average price. The number of sales in November (88 units sold) fell by -48% compared to October 2021 when 131 units were sold. A number of New listings entering the market continues to decrease for the 3rd month in a row: September – 189 new listings, October – 148 new listings, November – 124 new listings. The average days on the market is 6 for November 2021.
Year over Year: Price Increase is +28.8%, Number of sales -25% (88 un sold 2021, 117 un sold 2020), New listings -18% ( 124 in 2021, 151 in 2020) days on the market 6 in 2021, 15 in 2020.
Year over Year: Price Increase +24.8%, Number of sales -25% (40 un sold 2021, 53un sold 2020), New listings -38% ( 46 in 2021, 74 in 2020) days on the market 7 in 2021, 15 in 2020.
Semi-detached houses
Year over Year: Price Increase +25%, Number of sales +38% (13 un sold 2021, 8 un sold 2020), New listings +38% ( 13 in 2021, 9 in 2020) days on the market 4 in 2021, 15 in 2020.
Year over Year Price Increase +28%. Number of sales +14% (24 un sold 2021, 21 un sold 2020), New listings +38% ( 28 in 2021, 23 in 2020) days on the market 6 in 2021, 15 in 2020.
Townhouses
Year over Year: Price Increase +27.7%, Number of sales -70% (35 un sold 2021, 55 un sold 2020), New listings -29% ( 6 in 2021, 14 in 2020) days on the market 4 in 2021, 17 in 2020.
Year over Year: Price Increase +24.2%, Number of sales -34% (4 un sold 2021, 13 un sold 2020), New listings -57% ( 6 in 2021, 14 in 2020) days on the market 4 in 2021, 17 in 2020.
Condo Apartments Vaughan
Year over Year: Price Increase +16.2%, Number of sales +38% (45 un sold 2021, 28 un sold 2020), New listings -18% ( 59 in 2021, 72 in 2020) days on the market 8 in 2021, 26 in 2020.
The average sold price of 2-bedroom condo apartments went up by +6.3% compared to October 2021. The number of sales in November (71 units sold) remained the same for the last 3 months. The number of New listings entering the market: September – 7112new listings, October – 87 new listings, November – 84 new listings. The average days on the market is 12 for November 2021.
Year over Year: Price Increase +14%, Number of sales +31% (71 un sold 2021, 49 un sold 2020), New listings -17% ( 84 in 2021, 101 in 2020) days on the market 12 in 2021, 15 in 2020.
